The Business Plan

To help achieve his vision of expanding his cashflowing and forced appreciation potential portfolio, Lane plans to take stabilized performing properties that have under-market rents or mismanagement. His team will invest in areas where there is a predictable path of progress which is driven by job growth population trends. The day to day investments are professionally managed by a proven local real estate property management firm. The Team will underwrite the financials conservatively to model the investment independent of a strong economic market. Acquisitions will be found via other partners and pre-existing contacts to find pocket listings unavailable to retail or institutional buyers.

The investments will be value-add opportunities that will increase the net operating income and therefore the value of the property for a future exit. This is accomplished by:

1) Increasing the rents by improving the property condition with better fixtures and adding amenities such as dog parks, BBQs, reserved parking, club houses, and improve the overall community

2) Decreasing the expenses by billing back utilities to tenants, applying utility conservation management best practices, decrease tenant turnover, decrease vacancy, and streamline the management team
